Hamburg, Germany: Plans For A New Luxury Hotel In The Inner City Proceeds
TOPHOTELPROJECTS: 21 hotel projects in the pipeline in the Hanseatic métropole of Germany
Another hotel project in the North German city: The Hamburg city council is about to sell a heritage-protected building in a top inner city location to the real estate developer GST Service and MHH Hausservice. The so-called "Tax Authority Office Building at the Rödingsmarkt" – a neo-baroque building which was inaugurated in 1907 – will become a five-star hotel. That is the objective of the city council and the investor. According to TOPHOTELPROJECTS, the leading provider of global hotel project lead data and hotel chain contacts, there are currently 21 hotel construction projects in the pipeline in Hamburg.
It is not yet known how many rooms the future top hotel will have. But with a basal area of 15,000 square meters there is not too much space available to include plenty of guest rooms. Furthermore the monument protection legislation specifies strict refurbishment guidelines. The "Tax Authority Office (German: Oberfinanzdirektion)" is located next Alster river canal and opposite the well-established Hamburg Steinberger Hotel.
The real estate developers now have time until the end of July 2013 to create and present their business concept. The hotel development planning will thereby be undertaken by the experienced BCH-Business Comfort Hotel Corporation.
There are several interesting on-going hotel projects in Hamburg: One of them is the third InterCity Hotel in the hanseatic city (TOPHOTELPROJECTS Nr. 11732). The 275-rooms hotel arises directly next to the trade fair ground nearby the ICE central railway station "Dammtor". The opening is expected in March 2014. The famous hotelier Thomas Althoff develops a business hotel under the Ameron brand in the historical warehouse district (TOPHOTELPROJECTS Nr. 10812). This 192-rooms hotel will be inaugurated in October 2013.
For many years international luxury hotel chains such as Hilton and Mandarin Oriental are looking for opportunities to enter the successful Hamburg hotel market. But new construction sites are rare. Project ideas such as the transformation of the "World Economy Archive" at the Inner Alster Lake – near to the Fairmont Four Seasons Hotel – into a five star hotel have failed so far.
Tourism in Hamburg is booming for many years. The number of overnight stays tripled during the past ten years. In the first half of 2012 the number of overnight stays increased by 10% (in comparison to last year's period) to more than 5,9 million. 3,1 million guests travelled to Hamburg during the first six month of this year,

Until the end of July Hamburg counted 330 hotels with a maximum of 10 beds. This amounts to a total of 53,296 beds, an increase of 9,3% in comparison to the previous year. The average bed occupancy rate amounts to 63,2% and is consequently higher than the year before (60,9%). Because of the satisfactory occupancy rate and the strong increase in demand, Hamburg is one of the most attractive hotel markets in Europe. By consequence the Scandinavian hotel chain Scandic has recently opened the new Emporio design hotel. And more hotel properties such as the Henri Hotel, the Indigo Hamburg St. Pauli and the Raphael Hotel "Wälderhaus" will soon open their doors.
