Now in its fifth year of existence, the 2013 Hotel Cost Estimating Guide evaluates costs in a variety of hotel tiers including Economy, Extended Stay, Midscale with Food & Beverage, Upscale, Upper Upscale, and Luxury. Within each tier, costs are separated into the categories of Guestrooms; Guest Bathrooms; Guestroom Corridors; Public Areas; Food & Beverage Outlets; Function Space; Recreational Facilities; and Infrastructure.

In compiling this year's data, JN+A noted the following trends:

  • Regional pockets of construction activity are causing wide swings in pricing due to demand, union pressures, and new code changes.
  • Tub-to-shower conversions are becoming regular changes in many brand Property Improvement Plans.
  • Freight costs rose significantly in 2012/2013, increasing between 15-25% depending on product location and the source of the FF&E (domestic vs. international)
