LE Releases Their Q4 2010 US Transaction Trends Report
Lodging Econometrics announced today the latest data from their recent Transaction Trends Report. A total of 1,298 hotels were sold or transferred in 2010, up two and a half times from 2009, when only 513 hotels changed hands. The volume increase was largely due to a revived Wall Street, rekindling M&A activity. Individual and Portfolio Transactions increased 19% year-over-year (YoY) from 513 hotels to 608 hotels.
US
The United States Construction Pipeline totaled 3,122 projects/372,813 rooms at the end of Q4. 449 projects/53,995 rooms, or 14% of total Pipeline projects, are Under Construction, with another 1,637 projects/206,363 rooms, or 53% of projects, in Early Planning.
Lodging Econometrics (LE) has released its Forecast for New Hotel Openings for 2012, with 487 hotels/48,868 rooms projected to come online, a rate nearly level to that forecasted for 2011.
Americas
The Americas Construction Pipeline totaled 621 projects/98,706 rooms at the end of Q3. 247 projects/39,303 rooms, or 40% of total Pipeline projects are In South America, with another 135 projects/17,287 rooms, or 18% of projects, in Canada.
273 projects/44,553 rooms are currently Under Construction with another 182 projects/29,441 rooms Starting Construction in the Next 12 Months.
Europe
Europe’s Total Pipeline is at 697 projects/117,964 rooms at the end of Q3. The United Kingdom has the region’s largest with 177 projects/25,621 rooms. 29% of the UK’s Total Pipeline rooms are in London, which has seen an up-tick in development as the city prepares to host 2012 Olympics.
Middle East
As of the end of Q3, the Middle East Total Pipeline is at 422 projects/113,680 rooms. Dubai’s Pipeline, with 78 projects/24,205 rooms, is the 5th largest in the world. A late starter in the last development cycle, Abu Dhabi, with 69 projects/21,514 rooms, is the 7th largest Pipeline.
Asia Pacific
As of the end of Q3, the Asia Pacific Total Pipeline is at 2,009 projects/484,758 rooms. China’s Pipeline, with 1,248 projects/336,349 rooms, is the second largest in the world after the United States. India, with 454 projects/79,915 rooms, is poised to make substantial gains over the next two years with forecasted hotel openings more than doubling by 2012.
