HVS Europe's weekly bulletin covers three hotel transactions: BNP Paribas selling a Madrid hotel for €80M, HWS acquiring IntercityHotel Kiel, and Townhouse Hotels buying two properties in Breda.
BNP Paribas sells Room Mate Macarena, Madrid Gran Vía
Global asset manager BNP Paribas Asset Management has sold the three-star, 130-room Room Mate Macarena, Madrid Gran Vía in Spain for €80 million (€615,000 per room). The original historic property was built in 1943 and is situated on Gran Vía, one of central Madrid’s busiest thoroughfares, a short walk from both the Plaza de España and Puerto del Sol. The hotel includes a restaurant, bar, two meeting rooms and two leased-out retail units. AXA Real Estate acquired the property in 2015 for approximately €40 million (€308,000 per room), with the asset later transferring to BNP Paribas Asset Management following its acquisition of AXA IM.
HWS acquires IntercityHotel Kiel in Germany
HWS Real Estate and Asset Management, the family office of the German Schommartz family, has acquired the three-star, 124-room IntercityHotel Kiel in the north of Germany. The hotel forms part of a wider transaction within the CAP complex, which also includes a cinema, restaurants and other leisure and service facilities. The property is situated adjacent to Kiel’s central train station, a city located on the Baltic Sea approximately 100 kms north of Hamburg. The hotel includes a restaurant, bar and three meeting rooms. HWS plans to modernise the building structurally and technically.
Townhouse Hotels acquires two hotels in Breda, Netherlands
Dutch owner-operator Townhouse Hotels has reportedly acquired the four-star, 87-room Hotel Keyser and the 19-room Hotel Botanique in Breda, Netherlands from local hoteliers Bob and Joep Sweere. The adjacent properties are situated in central Breda, a city of some 190,000 inhabitants is located in the south of the Netherlands, around halfway between Rotterdam and Antwerp. Hotel Keyser includes a bar and nine meeting rooms. Townhouse Hotels, formerly known as LBG Hotels, operates a portfolio of 10 hotels in the Netherlands and was backed by Dutch hotel investment company European Hotel Capital (EUHC) in this acquisition.
