Overview

The graph above presents the data collection of The Annual AP Asia-Pacific Hotel Operator Guide over the past seven editions. Between the 2014 Edition and the 2021 Edition, the existing room supply, and the pipeline room supply registered growth rates of 9.0% and 11.7% per annum, respectively. The annual growth between pipeline room supply and existing room supply hovered between 50% to 65% mark in the past.

Existing Supply

Given its sheer size, China dominates the market in terms of geographic distribution for existing inventory at 53%. The top five countries have over one million rooms in inventory combined. Other significant markets in terms of existing hotel rooms include India, South Korea, Malaysia, Vietnam, and Singapore.

Pipeline Supply

Excluding properties with development status not identified, approximately 56% of the new supply is under construction, while 41% has signed either a Letter of Intent/Memorandum of Understanding or started initial planning. By a wide margin, China leads pipeline supply at over half a million rooms ahead of Vietnam, Indonesia and Thailand.

Operators

The top five recorded a market share of 67% by existing room inventory. While Marriott International trailed behind Accor Asia Pacific by 2,674 in YE2019, Marriott International reported 3,877 rooms higher than Accor Asia Pacific in YE2020. Minyoun Hospitality made it to the top ten list with approximately 29,100 rooms.

The top three operators posted the largest market share of 45% by the number of pipeline properties. Each of the top three operators recorded over 100,000 rooms in the pipeline supply. Hilton ranked second, trailing behind Marriott International by a slight of approximately 2,300 rooms.

Net Room Growth

Ranked by a very important KPI in the industry – net room growth – there is a mix of small and large operators at the top. New Century Hotel Group posted the highest net room growth of 32% whereas in absolute terms it ranked 6th with 14,446 rooms added. In absolute terms, Marriott International claims the top spot for the largest supply added in YE2020 at 15,226 rooms.
