Pennbridge Hospitality opened the AC Hotel Boise Downtown and Element by Marriott Boise Downtown, bringing two upscale Marriott flags under one roof in the heart of downtown Boise. The 296-key property is Idaho’s first dual-branded property

A Dual-Brand Property
The pairing of AC Hotels and Element under one roof reflects a deliberate revenue strategy: two distinct demand segments, one shared cost structure. Element by Marriott occupies Floors 5–7 with 121 studio and one-bedroom suites, targeting extended-stay guests with fully equipped kitchens, complimentary Element “Rise” breakfast, and wellness-focused amenities. AC Hotels by Marriott occupies Floors 8–15 with 175 keys, targeting the short-stay business and design-conscious leisure traveler with a European-inspired, design-forward product.
Notably, 40% of inventory across both brands is configured as double/double — a deliberate adjustment based on demand data from the Residence Inn Boise Downtown, where Pennbridge identified unmet need for two-bed configurations among regional business and leisure travelers. This is the first hotel in Boise offering double king rooms with a sofa bed, to accomodate families or larger groups.
Meetings & Events
The property adds substantive meetings and events infrastructure to the Boise market with 12 flexible spaces totaling approximately 8,250 square feet. The flagship Bristol Mitchell Ballroom on the 16th floor spans 3,010 square feet with panoramic views of the Boise skyline and foothills, served by a dedicated express elevator. The Mirador Room, also on the 16th floor, offers foothill views and patio access. The Tamarack Room divides into three separate breakout spaces, and the lobby-level Yanke Boardroom provides an intimate executive meeting option. In-house banquet and catering services are available for all spaces and events.
Food & Beverage
The Boise Post occupies the 16th floor and is designed to function as a standalone dining destination for the local market and a hotel amenity. At lobby level, AC Café operates as the only Starbucks location in downtown Boise, serving specialty espresso, coffee, and light fare for guests and the public. Element guests receive complimentary “Rise” breakfast daily and access to the brand’s “Relax” evening reception featuring beer, wine, and appetizers.
Extended Stay & Corporate Accounts
The Element product at this property is particularly well-suited for corporate relocation accounts, project-based travel programs, and long-term contract business. In addition to standard studios and one-bedroom suites — each with full kitchen, in-room water filtration, and Heavenly Beds — the property offers two Studio Commons units: semi-private configurations anchored by four individual guest rooms sharing a large common living space and full kitchen. One unit includes a private patio. These configurations are available for family travel, small group room blocks, or corporate team deployments requiring both shared and private space.

The property is located at the intersection of Boise’s primary business, convention, and entertainment corridors, providing walkable access to the Boise Centre, Idaho Central Arena, Jack’s Urban Meeting Place, Julia Davis Park, the Boise River Greenbelt, and the Basque Block. The Boise Airport (BOI) is only 10 minutes away. The market has seen sustained growth in business and leisure travel driven by the technology sector expansion, trending travel tourism, and expanded air service into the region.
Development & Ownership
The property was developed by Pennbridge Hospitality, an Eagle, Idaho and Salt Lake City, Utah-based hotel investment and development firm founded in 2005. Pennbridge is self-managing the property and maintains franchise relationships with Marriott International across its portfolio. The project—a seven-year development effort by co-founders Jared S. Smith and Thomas W. Lewis III—was delivered with Erstad Architects, SERA Architects, Okland Construction, and U.S. Bank.
The site was formerly Block 19 in downtown Boise, acquired from the Yanke family in 2020. The Bristol Mitchell Ballroom name honors the Bristol and Mitchell Hotels that operated on the site near the Oregon Short Line Depot in the early 1900s.
