Improving the validity of long-term projections

The top-line performance outlooks for 2010 are becoming more optimistic, room night demand levels are improving and the transaction pace is picking up. While hotel investors will continue to tread cautiously for a year or so, it is inevitable that buyers and lenders will become more aggressive, resulting in underwriting income levels that are not sustainable.
