São Paulo posted record-high room rates during eventful September
A mix of events helped São Paulo’s hotel industry post its highest average daily rate (ADR) and revenue per available room (RevPAR) on record, according to September preliminary data from CoStar, a global leading provider of online real estate marketplaces, information, and analytics in the property markets.
ARLINGTON, Va. – A mix of events helped São Paulo’s hotel industry post its highest average daily rate (ADR) and revenue per available room (RevPAR) on record, according to September preliminary data from CoStar, a global leading provider of online real estate marketplaces, information, and analytics in the property markets.
September 2025 (year-over-year % change):
- Occupancy: 69.9% (+1.9%)
- ADR: BRL831.02 (+15.6%)
- RevPAR: BRL580.97 (+17.9%)
In addition to the ADR and RevPAR records, the market saw its highest occupancy level for September since 2010.
On Friday, 5 September, the NFL matchup between the Kansas City Chiefs and Los Angeles Chargers pushed ADR to a monthly high of BRL964.24. That was the highest nightly ADR in the market since March. The game night also pushed occupancy to 77.7% and RevPAR to BRL748.78.
The market’s highest occupancy level was seen on Wednesday, 24 September (87.5%), during the São Paulo Beer Festival.
RevPAR climbed to a monthly high (BRL758.97) on the second night of the FIEE 2025 trade fair on Wednesday, 10 September.
São Paulo also hosted a Kendrick Lamar concert on the last day of the month, which pushed occupancy to 77.9%, and ADR and RevPAR to BRL824.33 and BRL641.89, respectively.
