Highline Hospitality Partners Acquires Hilton St. Petersburg Carillon Park
Highline Hospitality Expands National Portfolio With Addition of Florida Hotel

ST. PETERSBURG, Fla. – Highline Hospitality Partners (HHP), a hospitality investment platform launched by Highline Real Estate Partners, acquires the Hilton St. Petersburg Carillon Park. This expansion marks the 16th hotel in Highline’s portfolio and its first in the state of Florida.
Conveniently located in the heart of the 432-acre Carillon Park development and only 15 minutes from both downtown Tampa Bay as well as downtown St. Petersburg, the Hilton St. Petersburg Carillon Park has 227 guestrooms (including 49 suites), approximately 14,500 square feet of versatile indoor meeting space plus a 4,000 square foot outdoor patio, a full-service restaurant, a grab-and-go market, an outdoor pool, and a modern fitness center.
With this latest acquisition, Highline Hospitality now oversees a portfolio of 16 hotels, encompassing more than 4,300 guestrooms and over $1 billion in hospitality assets under management. This growth reflects Highline’s strategic focus on acquiring and enhancing high-performing hospitality properties across key markets nationwide. Additionally, Highline Hospitality currently represents an institutional ownership group and provides third-party asset management oversight for a portfolio of another 4 hotels, bringing the total number of hotels overseen by Highline to 20 properties currently.
Highline Hospitality has selected Hersha Hospitality Management (HHM) to continue managing the hotel, marking the first partnership between the two companies. HHM brings deep operational expertise and a track record of excellence in hospitality management, aligning with Highline’s vision for delivering superior guest experiences and driving long-term value.

The Hilton St. Petersburg Carillon Park has been institutionally owned and well-maintained since its delivery in 2007, benefiting from meaningful capital investment in recent years. Despite the hotel's excellent current physical condition and strong guest service reputation, Highline plans to execute strategic renovations focused on the property’s guestrooms and breakout meeting space in the near term which will further enhance and solidify the hotel’s competitive positioning in the market.
