Ameyalli Breaks Ground on Phase 2, Reveals First Look at Villa Residences and Appellation-Operated Resort & Spa
Set in Midway, Utah's Little Switzerland, atop 28 natural geothermal springs, Ameyalli Resort & Spa by Appellation advances toward a 2028 opening and a Villa Residences sales launch this Summer, as the move-in-ready Residence Club Alpine Chalets cross 81% sold.
Ameyalli broke ground today on Phase 2 of its 78-acre wellbeing and culinary-driven resort and residential community in Midway, rapidly transforming into Utah’s premier luxury and wellness destination, and located nine minutes from Deer Valley and 20 minutes from Park City and Sundance. The phase introduces Ameyalli Resort & Spa by Appellation, an 80-key boutique property from culinary-first hospitality brand Appellation, founded by Michelin-starred chef Charlie Palmer and former Four Seasons President of the Americas Christopher Hunsberger, along with 23 whole-ownership Villa Residences integrated into the resort campus. Two Charlie Palmer restaurants and a 20,000-square-foot wellbeing spa, the only spa in the world sourced directly by an active cluster of 28 natural geothermal springs.
Phase 2 follows a strong Phase 1 sell-through. Of the 24 fully furnished four-bedroom Alpine Chalets that comprise the Phase 1 Residence Club at Ameyalli, the 12 already built and move-in-ready are 81 percent sold on a deeded fractional basis, with the remaining chalets scheduled for completion through 2026 and 2027. Restoration is also underway on Ameyalli's two historic hot pots, the crater-like tufa domes that crown the property's 55-acre geological preserve. The architectural and interior design vision behind Phase 2 is a collaboration between Overland Partners, the San Antonio-based architects of Ameyalli's master plan and Phase 1 Residence Club, and EDG, the interior design firm for all of Ameyalli.
The Villa Residences at Ameyalli
The Villa Residences introduce Ameyalli's first whole-ownership real estate offering, designed as an extension of the Ameyalli Resort & Spa by Appellation. Each two-bedroom Villa is approximately 1,600 square feet, sited lightly on the land across the resort with direct access to all amenities, and with the option to enter the rental program when not in owner use.
Stone walls and glass infill define the architecture, with exterior stone planes positioned to orient each home toward the mountains while preserving privacy from neighbors. Inside, a three-sided gas fireplace anchors the open-concept living, dining, and kitchen area. Sliding glass doors open directly to a private patio with a second fireplace, framing uninterrupted views of Mount Timpanogos and the Wasatch Range. The primary bedroom includes an en-suite bath with a separate soaking tub and walk-in shower; the second bedroom operates as a lockoff unit with its own entry and bath, allowing owners to occupy half the home while making the other half available for rental.

Ameyalli Resort & Spa by Appellation – formerly named Ameyalli Park City by Appellation expands upon the brand’s culinary foundation with its most robust wellness offering in the portfolio. Designed in collaboration by Overland Partners and EDG, the hotel combines an 80-key boutique hotel, two restaurants, and the Wellbeing Spa – centered around an active cluster of natural geothermal springs – across a connected campus shaped by Appellation’s culinary-first approach to hospitality, blending intentional programming, personalized service, and a residential-style guest experience designed to reflect the landscape, pace, and culture of the surrounding region.
Six low-profile guestroom buildings surround the spa, fitness studios, restaurants, and indoor and outdoor pool decks, all accessible via a single continuous architectural sequence, and the hotel lobby includes a dedicated ski valet, lockers, and bag storage.
Guestroom Cottages and Suites each feature their own private exterior entry, and open onto private terraces with stone fire pits and uninterrupted views of Mount Timpanogos, the granite dome at the property’s center, and the Wasatch Range beyond. Interiors are warm and tactile, with travertine, oak, terra-cotta tile, and original artwork drawn from the surrounding landscape. Bathrooms feature walk-in showers, terrazzo vanities, and heated towel racks.
The signature dining room, with indoor and outdoor seating, draws from Ameyalli's biodiverse garden and on-site farm kitchen. The second, a farm-to-table concept opening to the resort pool deck, will be open to the public. The resort’s arrival lobby will host regular cooking demonstrations and more than 50 annual Crafted by Appellation classes, offering hands-on workshops with local artisans, growers, and producers. The Villa Residences are bookable through the hotel and available to guests when not in owner use.
Inside Ameyalli Spa, a subterranean hypostyle hall houses thermal pools at varying temperatures, each sourced from a different spring and featuring its distinct mineral profile. 15 treatment rooms, an outdoor sauna, sunken lounges, movement studios, contrast therapy circuits, and longevity-focused programming complete the facility. The outdoor pool overlooks the property's two restored hot pots, crater-like tufa domes formed over thousands of years as calcium carbonate precipitated from the rising spring water.
The springs themselves reach up to 104 degrees Fahrenheit and carry a mineral composition recognized by the Ute and Shoshone peoples as healing water long before European settlement, and later by the Swiss settlers who reached Midway in the 1850s and gave the valley its "Little Switzerland" name. More than half of Ameyalli's 78 acres is held in permanent conservation easement, protecting the viewsheds of Mount Timpanogos and the Wasatch Range and the hydrology that feeds the springs.
Adventourage
Ameyalli has also welcomed Adventourage, Heber Valley's locally-owned, year-round backcountry outfitter, as the resort's on-site adventure partner. Founded by Matt Irvin, Adventourage operates guided tours and rentals for snowmobiling, backcountry skiing and snowboarding, ATV and UTV exploration, electric mountain biking, river rafting, and custom itineraries across the Uinta-Wasatch-Cache National Forest. Services are available to Residence Club owners and the general public, positioning Ameyalli as an unrivaled basecamp for the two million acres of mountain terrain within reach of the property.
Midway, Utah's Little Switzerland
Ameyalli is located in Midway, near Deer Valley's East Village, which opened its $1 billion expansion for the 2025–2026 season with 3,700 new skiable acres, 10 additional chairlifts, and more than 100 new runs. Park City's Main Street and Sundance are each 20 minutes away, and both Salt Lake City and Provo airports are within an hour. In summer, the same proximity offers five championship golf courses, two reservoirs, blue-ribbon fly fishing on the Provo River, mountain biking across Wasatch Mountain State Park, and the dark-sky stargazing for which Heber Valley is known.
Midway itself has become one of Utah's most compelling small-town dining destinations. Midway Mercantile, The Blue Boar Restaurant, Café Galleria, Lola's Street Kitchen, and Hidden Peak Provisions anchor a food scene that punches well above the town's size. The locally driven restaurant at Ameyalli Resort & Spa by Appellation will extend that scene throughout the resort and open its doors to the Midway and Heber Valley communities.
