Hilton Announces First Home2 Suites by Hilton Property in Spain
Hilton (NYSE: HLT) today announced the signing of Home2 Suites by Hilton Madrid Retiro, following a franchise agreement with Santander Asset Management. The property is expected to open in 2028 and will mark the brand debut of Home2 Suites by Hilton in Spain. This will be the brand’s second property across Europe upon opening, joining the recently debuted Home2 Suites by Hilton Dublin City Centre.

Designed for both business and leisure travellers seeking modern amenities and the comforts of home, Home2 Suites by Hilton Madrid Retiro will offer 215 spacious studio and one-bedroom suites, each featuring flexible living areas with open layouts and in-suite kitchens. Guests will enjoy a rooftop pool and terrace, as well as a range of signature brand amenities, including complimentary hot breakfast, Spin2Cycle – the brand’s integrated fitness and laundry facility - and inviting social spaces to make a weekend trip or week-long stay feel easier and more comfortable.
With a stylish, thoughtful design combined with a strong focus on multifunctional and community-style living, the hotel is ideally located in Madrid’s city centre in the Retiro neighbourhood. Guests can enjoy easy access to the Golden Triangle of Art, Atocha high-speed rail station, Retiro Park and key commercial hubs and cultural attractions.
The property will be managed by Panoram and developed by IBOSA under an agreement with the Coliving strategy launched by Santander Asset Management in 2024.
