South Bank Resort
South Bank Opens Reservations for Arc, Piero Lissoni’s First Completed Caribbean Project
This winter, a new architectural landmark will rise above the turquoise waters of Long Bay in the Turks & Caicos Islands. South Bank, the 31-acre waterfront resort and marina managed by Grace Bay Resorts, has opened reservations for Arc, an exclusive collection of 17 Sky Villas designed by internationally acclaimed Italian architect and designer Piero Lissoni, ranging in size from 410-square-foot studio suites, the first of its kind within the South Bank property, to the 12,630-square-foot, five-bedroom penthouse, unique in the region.
Marking Lissoni’s first completed project in the Caribbean, Arc brings the sophistication and craftsmanship of a contemporary European residence to one of Providenciales’ most coveted stretches of coastline. The six-story building is the final resort neighborhood at South Bank and a striking departure from the traditional Caribbean resort: low-density, intensely private and conceived around space, architecture and the landscape with its own collection of private amenities.
Inside, the emphasis is on materials and craftsmanship more commonly associated with exceptional private homes. Bespoke Boffi kitchens, Gaggenau
ITALIAN DESIGN, AT CARIBBEAN SCALE
Developed by Windward, Arc was conceived not as a resort tower but as a collection of private homes in the sky. Lissoni’s architecture extends the surrounding landscape vertically, using gardens, terraces and broad expanses of glass to create a continuous relationship between the interiors and the water.
The result is a decidedly different expression of Caribbean luxury; one rooted as much in proportion, materiality and restraint as in the view. Throughout the residences, clean-lined Italian design meets the warmth of tropical indoor-outdoor living, with panoramic vistas across Long Bay providing an ever-changing backdrop.
At the top of it all is Arc’s five-bedroom Penthouse, a residence of extraordinary scale designed to feel more like a private estate suspended above the sea. Vast indoor and outdoor living spaces open to panoramic water views, while three private pools or hot tubs create distinct places for entertaining and retreat. As Arc’s most ambitious residence, the Penthouse is the clearest expression of its philosophy: exceptional space, complete privacy and uncompromising design.
A PRIVATE WORLD ON LONG BAY
Arc will have its own collection of amenities, giving the 17 residences the intimacy of a private retreat within the larger South Bank experience. A 130-foot beachfront pool stretches along the shore, complemented by a bespoke beach access, dedicated fitness center and a waterfront boardwalk leading to Sunset Cabanas.
Also arriving with Arc is Sora, an intimate 22-seat omakase restaurant (

The combination of space and discretion of a private residence with the service of a world-class resort is central to South Bank and what truly sets this destination apart. Having opened in 2024 across 31 acres and 2,200 feet of shoreline, the resort was conceived as an alternative to conventional Caribbean resort development, with four architecturally distinct waterfront neighborhoods (Ocean Estate, Lagoon Villas, Boathouses, and now Arc) connected by the water rather than a traditional hotel footprint.
As Turks & Caicos enters a new era of international luxury hospitality, Arc offers a distinctly independent counterpoint: 17 residences, one of the world’s most influential Italian designers and an experience defined by architecture, privacy and place.
