Bob W Signs 285-Unit Berlin Property With Aroundtown as European Expansion Accelerates
AI- and tech-powered hospitality operator Bob W has signed a long-term lease for a 285-unit aparthotel at Berlin’s Alexanderplatz, its largest property to date and the latest milestone in its expanding European footprint.

Bob W Berlin Alexanderplatz will occupy 9,722 sq m at Karl-Liebknecht-Strasse 33, a former office building that is being converted for hospitality use by European real estate company and property owner Aroundtown.
The property will comprise 285 fully equipped studios, each with a private kitchen, alongside co-working space, a lobby lounge, luggage storage, shared kitchen, laundry facilities, a tech-powered guest shop and car and bicycle parking.
The signing comes as Bob W scales across both established and new European markets. The company currently operates in 12 countries, with its contracted footprint set to reach at least 18 by the end of 2028. Alongside continued growth across the UK, Nordics and DACH, Bob W is expanding across Southern Europe, including Spain, Italy and Portugal, while also targeting opportunities in Benelux and Eastern Europe.
Alexanderplatz reflects a parallel shift in the scale of opportunities the company is pursuing. Bob W’s model gives it the flexibility to operate both smaller and larger properties, with larger properties already operating across multiple markets. As its real estate proposition has matured, Bob W is increasingly targeting larger assets of 150 keys and above, with Alexanderplatz providing its clearest example to date.
Located in Berlin-Mitte, approximately 100 metres from Alexanderplatz station, the property sits close to major landmarks including the Berlin TV Tower, Museum Island, Berlin Cathedral and Hackescher Markt. It also benefits from extensive S-Bahn, U-Bahn, regional rail, tram and bus connections.
The deal builds on an existing relationship between Bob W and Aroundtown, who also collaborated on the conversion of Dortmund’s former main post office at Königswall 1-3.
The signing follows a period of strong growth for Bob W. In 2026, the number of new keys opened increased by 34% year on year, while the company signed 1.5 times as many deals as in 2025.
Germany now represents Bob W’s largest pipeline of contracted units, with Berlin and Munich leading its growth in the market. The recent opening of its Vienna flagship also marks further progress across DACH, as projects signed over recent years increasingly move into operation.
Conversions are playing an important role in that growth. In Germany, many of Bob W’s projects involve the reuse of existing office buildings, reflecting growing demand from owners looking to reposition existing urban assets for hospitality use.
Alexanderplatz is the latest example of Bob W taking on larger and more complex properties as it expands its European footprint, with further openings planned across both established and new markets through 2027 and beyond.
