The Warbler Hotel
New Orleans’ Newest Boutique Hotel, The Warbler, Is Officially Open
The Warbler Hotel opens on St. Charles Avenue in the Garden District from a group of native New Orleanians, intentionally designed as a local gathering place on one of the city's most iconic avenues. The six-story hotel transforms the former Trolley Stop Cafe site, a beloved St. Charles Avenue diner that served locals and visitors for 26 years, into 58 guestrooms, destination dining, and a rooftop social space built with the intention of immersing travelers and locals in the spirit of New Orleans.
A first hospitality project from Verdad, a New Orleans-based real estate development firm, The Warbler is the vision of a team of native New Orleanians who saw an opportunity to create the kind of hotel they wanted to have in their own city: deeply connected to its neighborhood, welcoming to travelers and locals alike, and distinctly New Orleans in character. The project brings together a group of local and national creative partners, with New Orleans-based strategy and design firm Sweet Olive Co. as development design consultant, DM Steib overseeing project management, and boutique hospitality management company Lark serving as hotel operator.
Step outside The Warbler and find yourself in the heart of New Orleans’ Garden District, along the oak-canopied stretch of St. Charles Avenue, where the historic streetcar glides past grand mansions with wraparound porches and the city’s krewes parade each Mardi Gras. The avenue was reaching its own architectural high point in the 1920s, in the same city where jazz was born just a few miles away, making the hotel’s Jazz Age inspiration feel less like a design choice and more like a natural extension of New Orleans’ history.
Designed by New Orleans-based EskewDumezRipple, recipient of the prestigious 2014 AIA Architecture Firm Award, with interiors by AD100 honoree Jamie Bush + Co., the hotel channels the spirit of New Orleans hospitality through an Uptown and Garden District lens, creating a fresh perspective that feels familiar to experienced travelers while remaining distinctly rooted in the city. Glittering surfaces, bold geometric forms, custom millwork, Deco-era wallpaper, cerused oak, and polished finishes create a layered interpretation of 1920s and 1930s modernism. In the guestrooms, green and yellow tones nod to both the Garden District and the Warbler’s green plumage and bright yellow belly, while the Acme Glacier White brick facade, deep-set arches, and varied window openings offer a contemporary take on the neighborhood’s historic architecture. Upstairs, lush plantings, wicker furnishings, and a custom tile mural by New Orleans artist Anna Koeferl create a more relaxed retreat overlooking the St. Charles Avenue oak canopy.
Mildred’s, a European-inspired martini bar and restaurant located on the ground floor just off the hotel lobby, anchors the hotel's food and beverage program. Developed by Neal Bodenheimer and Kirk Estopinal, the team behind James Beard and North America’s 50 Best Award-winning Cure, alongside Chef Andrew Zimmerman, whose past projects include Chicago’s Michelin-starred Sepia, the restaurant pairs a seafood-focused, Iberian-inspired menu with a martini-driven cocktail program. Signature offerings include Tortilla Española with trout roe and aioli, Redfish a la plancha, and cocktails like the Inverted Martini, Obituary and Wild Goose. The menu of cocktails and seafood-driven plates is built for a sophisticated evening, and the room works equally well as a transitional space for a drink before dinner or a nightcap on the way up to a room. Milly’s, the cafe also located on the ground floor, offers a more relaxed counterpoint by day, with locally roasted Cherry Coffee, Rare Tea Cellar teas and pastries from Ayu Bakehouse. Upstairs offers an urban oasis, with the rooftop pool and lounge overlooking the avenue’s live oak canopy. The rooftop serves small bites alongside cocktails including the Tinto de Verano, Pomada and Sherry Daisy, with pool service during the day and a public bar beginning at 4 p.m.
The Warbler's guest rooms and suites range from single king and double queen rooms to studios and one, two, and three-bedroom suites, suited to everything from a weekend getaway to a longer, multigenerational stay. Meyer Provisions, a local grocer, stocks the snacks in the in-room minibar, and bath amenities are provided by Costa Brazil.
Beyond the guest rooms, The Warbler was designed for bringing people together, and every corner of the hotel is available to make an occasion its own. Upstairs, the rooftop lounge overlooking St. Charles Avenue's oak canopy accommodates up to 125 guests for parties and celebrations, while Mildred's offers a semi-private dining room for intimate dinners or full restaurant buyouts for larger gatherings. Room blocks are available for weddings, reunions, and multi-day celebrations, giving groups a home base along the avenue. And each Carnival season, when Mardi Gras krewes roll down St. Charles, The Warbler puts guests front row for one of the country's oldest and most celebrated traditions.
