Two years after the much-anticipated groundbreaking, Austin's Four Seasons Residences – the city's first private residences associated with a world-class hotel – are set for unveiling this week, with the first residents scheduled to move in within the month.

Located at 98 San Jacinto Boulevard next to Four Seasons Hotel Austin, the Residences were designed by internationally acclaimed architect Michael Graves with interiors by Fern Santini, principal of Abode. In addition to top-of-the-line finishes, design and materials, owners will enjoy the service and amenities Four Seasons is renowned for, providing an unparalleled lifestyle in the heart of downtown Austin.

A Landmark Building

From the spectacular oval-shaped lobby to the dramatic rooftop terrace with its panoramic views of Lady Bird Lake, the Texas Capitol and the Austin skyline, every aspect of the Residences is of the highest quality and was designed to ensure the privacy and comfort of residents.

For example, to create a feeling of serenity that contrasts the urban activity of downtown, Graves and Santini maximized the views and incorporated innovative engineering enhancements to minimize exterior noise. These practical additions enhance comfortable living while remaining artfully inconspicuous beneath the exquisite precast stone, masonry and glass of the building's exterior.

The arrival porte cochere provides a lasting first impression. A picturesque tree-lined circular drive – offering full valet service for residents and their guests – gives the Residences a resort-like feel. Inside, classic interior design conveys elegance in a subtle, unaffected manner on each of the 32 floors.

Floor 1: The dramatic lobby features an Ingo Maurer "Luxury Pure" chandelier, furniture by Christian Liaigre and a permanent collection of artwork by locally and nationally recognized artists such as Lance Letscher and Richard Serra. Approximately 10,000 square feet (929 square metres) of retail space, including Ron King Hair Salon and Color Bar and The Coffee Cup, an El Salvadoran coffee shop, will also be located on this level.

Floors 2–5: Provide controlled-entry parking with direct elevator access to units for residents.

Floors 6–31: Living space for 148 units, ranging from 880 square feet (82 square metres) to 5,500 square feet (511 square metres) and priced between $400,000 and $4 million. Spacious, open floor plans feature 10-foot (3-metre) ceilings and oversized private terraces that provide a generous outdoor living room for most residential suites. All units include marble and limestone finishes, exotic wood floors and Sub-Zero and Wolf professional-grade appliances.

Floor 32: A shared resident space, the top floor of the Residences features several luxe amenities:

  • A 2,000-square-foot (186-square-metre) Fitness Center with state-of-the-art Precore cardiovascular and weight training equipment and floor-to-ceiling glass windows looking out on Lady Bird Lake and south Austin
  • The pool deck, which features a heated saltwater pool and 270-degree lake and downtown views
  • A rooftop yoga and observatory deck
  • A library with comfortable reading chairs and space for more than 1,000 books, which may be shared among residents
  • The Skyline Room and City Terrace, two elegant spaces that residents may reserve for private entertaining and events, provide north-facing views of Royal Stadium and the Texas Capitol and can accommodate 60 guests for a dinner and 100 for a stand-up reception
