Sydney hotel performance jumped for eventful May

ARLINGTON, Va – A mix of events lifted Sydney hotel average daily rate (ADR) and revenue per available room (RevPAR) to all-time highs for a May, according to preliminary data from CoStar. May 2025 (year-over-year % change):
- Occupancy: 77.4% (+6.7%)
- ADR: AUD250.79 (+3.4%)
- RevPAR: AUD193.99 (+10.4%)
Occupancy, which was the highest for a May in Sydney since 2019, peaked on Saturday, 31 May (89.1%) thanks to the annual Vivid Sydney festival. The second highest occupancy was seen on Saturday, 3 May (88.2%), the night of the match between Melbourne City FC and Sydney FC, which also helped the market’s ADR (AUD305.65) and RevPAR (AUD269.55) reach monthly highs. That was the only night Sydney’s ADR surpassed the AUD300 mark in May.
Also this year, Sydney hosted the 16th World Congress on Endometriosis (21-24 May), which pushed occupancy to 84.2% on the first night. On the final night of the congress, ADR and RevPAR reached AUD287.04 and AUD240.59, respectively.
