REHOBOTH BEACH, Del. - TKo Hospitality, an award-winning hospitality management company operating hotels, restaurants, event venues, and golf destinations throughout the Mid-Atlantic, announced the addition of three independent hotel properties to its growing portfolio: Ocean Glass Inn and The Waypoint in Rehoboth Beach, Delaware, and The Allison, a luxury boutique hotel currently under development in Oceanport, New Jersey. The company also continues its growth in the branded hotel sector with the upcoming groundbreaking of the Hyatt Studios Lehigh Valley, Hyatt’s new extended-stay concept in Bethlehem, Pennsylvania.
These additions reflect TKo Hospitality’s continued expansion across boutique, lifestyle, luxury, and branded hospitality segments while reinforcing the company’s reputation as a trusted management and development partner.
These opportunities represent exactly the type of growth we are pursuing. Each property offers a distinct identity, strong market positioning, and ownership groups committed to creating memorable guest experiences. Our goal is to preserve what makes each asset unique while leveraging TKo’s operational expertise, sales and marketing capabilities, and hospitality culture to maximize long-term performance.
Vince DiFonzo, President of TKo Hospitality
Expanding a Growing Collection of Boutique Hotels
Located in the heart of downtown Rehoboth Beach, Ocean Glass Inn and The Waypoint are boutique hotels known for their coastal character, walkable locations, and personalized guest experiences. The properties further strengthen TKo’s Delaware Beach Collection, which includes Hyatt Place Dewey Beach, Hyatt House Lewes/Rehoboth Beach, Coast Rehoboth Beach – Tapestry Collection by Hilton, Crosswinds Rehoboth, Surf Club Oceanfront Hotel, Lighthouse Cove Event Center, and The Lighthouse Restaurant & Bar. The additions continue TKo’s strategy of managing distinctive lifestyle properties thatcomplement its existing mix of branded hotels and independent destinations.
The Allison to Bring Luxury Boutique Hospitality to Oceanport, New Jersey
Among the most notable additions is The Allison, a 50-room luxury boutique hotel currently under development in Oceanport, New Jersey, and anticipated to open in Spring 2027. Situated within the transformative Fort Monmouth redevelopment district, The Allison is positioned to become one of the region’s premier lifestyle hospitality destinations. The hotel will offer elevated accommodations, resort-inspired amenities, thoughtfully curated food and beverage concepts, and highly personalized service designed to appeal to both leisure and business travelers.
The property’s location places guests minutes from the Jersey Shore while offering convenient access to New York City and major regional business centers.
The Allison also arrives amid substantial investment and growth throughout the Fort Monmouth area, including Netflix’s $900 million studio campus - one of the largest economic development projects in New Jersey’s history. As the region evolves into a center for media, technology, entertainment, and innovation, The Allison will be uniquely positioned at the heart of that growth. The project also represents the adaptive reuse of an existing Fort Monmouth building, preserving a piece of the site’s history while reimagining it as a modern luxury boutique hotel for a new generation of travelers.
Growth Through Strategic Partnerships
The additions and development projects underscore TKo Hospitality’s continued momentum throughout the Mid-Atlantic region. Since its founding in 2014, the company has expanded its portfolio across Delaware, Maryland, Pennsylvania, and New Jersey, managing a diverse collection of hotels, restaurants, event venues, golf clubs, and lifestyle Destinations.
In addition to adding Ocean Glass Inn, The Waypoint, and The Allison to its portfolio, TKo Hospitality is preparing to break ground on Hyatt Studios Lehigh Valley, Hyatt’s new uppermidscale extended-stay brand in Bethlehem, PA.
“Our growth has always been intentional,” DiFonzo added. “We believe success comes from building strong partnerships, remaining deeply involved in every asset we manage, and delivering tailored solutions that help each property reach its full potential. Whether it’s a luxury boutique hotel, a hotel with a major brand affiliation or a destination resort, our approach remains the same: exceptional hospitality and operational excellence.”
