Pinnacle Advisory Group Forecasts Continued Growth for Greater Boston Lodging Market in 2027
FIFA World Cup, Sail Boston, America’s 250th anniversary and a packed events calendar helped drive an exceptional summer for Greater Boston hotels, setting the stage for 2027 amid limited new supply.

BOSTON, Mass. — Pinnacle Advisory Group presented its annual outlook for the Greater Boston lodging market today, forecasting continued growth in 2027 following a summer that showcased the breadth and strength of Boston’s visitor economy.
The presentation was delivered as part of the Massachusetts Lodging Association’s 31st Annual Outlook, an event in which Pinnacle has participated for more than 20 years. The program brought together local hotel owners, general managers, directors of sales and marketing, revenue management professionals, investors, developers and other hospitality leaders to examine the forces shaping the industry and expectations for the year ahead.
Sebastian Colella, Managing Principal of Pinnacle Advisory Group, presented the firm’s 2027 lodging forecast along with an overview of national lodging trends and the Boston, Cambridge and suburban Boston hotel markets.
An Exceptional Summer for Boston
A central theme of Pinnacle’s outlook was the strength of Boston’s summer 2026 tourism calendar and the extraordinary range of events that contributed to hotel demand.
The FIFA World Cup 26 was at the center of the summer, bringing international visitors and global attention to Greater Boston. Pinnacle’s analysis showed, however, that the lodging impact was less about a five-week period and more about a series of highly valuable pricing windows surrounding individual matches. Those periods generated significant rate growth and demonstrated the value major global events can bring to the region’s lodging market.
The World Cup was only part of the story. Boston also benefited from an exceptional lineup of concerts and entertainment, the return of the Tall Ships for Sail Boston 2026, celebrations surrounding the 250th anniversary of the United States, the Boston Pops Fireworks Spectacular, professional sports and numerous cultural and special events throughout the region.
Together, these events created repeated periods of high demand and compression throughout the summer, reinforcing Boston’s position as a destination capable of attracting visitors around sports, music, history, culture and major international events.
“The World Cup was certainly a win for Greater Boston hotels, but what made this summer particularly remarkable was everything happening around it,” said Colella. “Boston had an extraordinary collection of demand generators - major sporting events, concerts, the Tall Ships, America’s 250th anniversary and an incredibly active events calendar. It wasn’t one event carrying the summer. It was the depth of the calendar and the number of opportunities hotels had to drive rate.”
Looking Ahead to 2027
Against that backdrop, Pinnacle expects Greater Boston’s lodging market to enter 2027 from a position of relative strength. Market occupancy is expected to remain at 78% in 2027 with average daily rate increasing 1.6%, resulting in RevPAR growth of approximately 1.8%.
While comparisons to an exceptionally strong summer 2026 will create difficult year-over-year hurdles during several of the market’s highest-volume months, Pinnacle expects the underlying fundamentals of the Greater Boston lodging market to remain healthy.
“Boston continues to benefit from many of the fundamentals that have historically made it one of the country’s strongest lodging markets,” said Colella. “There are certainly areas of uncertainty as we head into 2027, but limited new supply, a diverse demand base and Boston’s strength across its core economic engines provide a solid foundation for the market.”
Beyond the summer events calendar, Pinnacle’s outlook examined the broader forces shaping hotel performance heading into 2027, including the national lodging environment, regional economic conditions, the area’s limited hotel development pipeline, and the continued evolution of different demand segments across Boston, Cambridge and the suburban markets. The presentation also addressed an increasingly important issue for hotel owners and operators: profitability, as rising labor and other operating expenses continue to challenge the industry’s ability to translate top-line revenue growth into bottom-line gains.
The program also featured perspectives from John Barros, Executive Director of the Massachusetts Convention Center Authority; Sharon Williams, Executive Director of Aviation at Massport; and Michael Dominguez, President & CEO of Associated Luxury Hotels International. A panel discussion featuring Kate Fox, Executive Director of the Massachusetts Office of Travel & Tourism; Martha Sheridan, President & CEO of Meet Boston; and Milt Herbert, Executive Director of the Boston Convention Marketing Center, provided additional insight into tourism, convention activity and the outlook for Greater Boston’s hospitality industry.
