FLORENCE, SC - Raines, a leading hospitality management, development and investment company, today announced it has been selected to manage the 114-room AC Hotel Downtown Little Rock, a Marriott-branded property located in downtown Little Rock, Arkansas, near the River Market District. The management agreement expands Raines’ regional presence while reinforcing the company’s growing reputation for operating lifestyle hotels with distinctive food and beverage experiences.
Located at 201 W. Capitol Avenue, the hotel occupies the historic Hall and Davidson buildings within downtown Little Rock’s Capitol-Main Historic District. The property features a fitness center, meeting space, and the AC Lounge, its on-site bar and restaurant.
AC Hotel Downtown Little Rock has a strong sense of place, from its historic architecture to its location near one of the city’s most vibrant districts. Our goal is to build on that character and create an experience that feels connected to downtown Little Rock. Food and beverage will be central to that vision, with thoughtful programming at the AC Lounge designed to enhance the stay for travelers and create a welcoming gathering place for the local community. We’re excited to work with the hotel team to bring that vision to life.

Raines’ approach to making F&B an integral part of the property experience was another key factor in the decision. At the AC Lounge, the company plans to introduce thoughtful programming designed to create a more fully realized F&B experience for hotel guests and the surrounding community. Raines also sees a previously untapped opportunity to activate the property’s 5,000 square feet of retail-level meeting space for events, conferences, business gatherings and pop-ups.
Situated along the Arkansas River, the River Market District emerged from a major downtown revitalization effort that transformed previously underused riverfront and warehouse areas into a vibrant mixed-use neighborhood. It now serves as one of Little Rock’s primary destinations for dining, entertainment and culture, with direct connections to Riverfront Park and the Clinton Presidential Library. The hotel’s proximity to the district positions it to serve business travelers and tourists seeking an authentic downtown experience.
The hotel’s adaptive reuse and lifestyle positioning align with Raines’ experience operating distinctive hospitality assets through its Woven division, including Hotel Florence and The Foundry Hotel. That expertise, combined with the company’s established presence in Little Rock and broad Southeast footprint, played a significant role in its selection as the property's manager.
The addition of AC Hotel Downtown Little Rock brings Raines’ portfolio to 50 properties and 5,393 keys, marking another step in the company’s continued expansion across the Southeast and reinforcing its reputation as a trusted operator of distinctive, experience-driven hotels.
