HVS Europe Hotel Transactions Bulletin - Week Ending 30 October 2026

HVS weekly bulletin covers three European hotel transactions: Riu's ~€300M acquisition of Grand Hyatt Barcelona, Swiss Life's €26.25M purchase of two Spanish resort hotels, and Perial's acquisition of a Paris-area property opening as Rosamundi in 2027.

Riu acquires Grand Hyatt Barcelona from BNP Paribas and Blasson

Spanish owner-operator Riu Hotels & Resorts has acquired the five-star, 465-room Grand Hyatt Barcelona in Spain from France’s BNP Paribas Asset Management and Madrid-based real estate investment company Blasson Property Investments, for a reported price of around €300 million (€645,000 per room). The property is situated on Avenida Diagonal in Barcelona’s business and shopping district of Les Corts, near to the Camp Nou football stadium. The 22-level hotel includes three restaurants, two bars and 22 meeting rooms, and was known as Hotel Princesa Sofia when it originally opened in 1975, in honour of the then Spanish princess. The property was acquired by BNP and Blasson in 2023. Riu plans to rebrand the hotel under its Riu Plaza brand and assume management of its operations in April 2027.

Swiss Life acquires two Pierre & Vacances-branded hotels in southern Spain from Sixth Street

Swiss Life Asset Managers France, part of Swiss insurer Swiss Life, has acquired two Spanish hotels from Global Cortiguera, a REIT owned by US alternative investment manager Sixth Street Partners, for a total of €26.25 million. The portfolio comprises the three-star, 270-room Hotel Roquetas El Palmeral in Roquetas de Mar, acquired for €19.25 million (€71,300 per room), and the four-star, 129-room Hotel Lloret Santa Rosa in Girona, acquired for €7 million (€54,300 per room). Both are beachside resort hotels, located on the Costa de Almería in Andalusia and the Costa Brava in Catalonia, respectively. French owner-operator Pierre & Vacances will continue operating both hotels under new long-term lease agreements.

Perial acquires former Village des Rosiers in Saint-Ouen-sur-Seine, France

French real estate investment company Perial, in a club deal with co-investors, has acquired the former Village des Rosiers hotel in Saint-Ouen-sur-Seine, France. The property is situated within the Puces de Saint-Ouen flea market district (recognised as the world’s largest antiques and second-hand market), on the northern edge of Paris. The hotel will open in May 2027 as the Rosamundi, a four-star, 130-room property featuring a restaurant, bar, terrace and wellness facilities. It will be operated by French hotel operator Hosense and will join the Drawing Hotels Collection brand.
