An hour from Denver, surrounded by the one-million-acre Pike National Forest and the Mount Evans Wilderness, Tumbling River Ranch opens this month after an extensive $8M renovation - just in time to celebrate its 80th anniversary.
Guestrooms & Accommodations
The historic guest ranch has been thoughtfully reimagined for a new generation of travelers while staying true to its Western legacy. Each of the 21 guestrooms and cabins have been redesigned with attention to detail, giving guests modern amenities in a setting of comfortable luxury. No two rooms are alike, each one layered with refreshed keepsakes and signature pieces from the property's past. All accommodations blend the history of the property with luxury and distinctive character.
Cabins contain cozy living quarters, wood-burning fireplaces, and porches for taking in the scenery. Room types range from 1-bedroom studios to 2- and 3-bedroom cabins, as well as the historic 4-bedroom ranch house. All feature custom designed furniture made with sustainable materials and fabrics. Custom designed beds feature luxury Birch Luxe organic mattresses and sustainable bedding and linens made by Bokser Textiles. Each bathroom was redesigned and features handmade tiles, Waterworks fixtures and custom cabinetry by Carma House. Some include clawfoot tubs and living finish brass. The ranch can accommodate up to 60 guests.
The original 1936 Ranch House has also been carefully restored, preserving its timeless warmth and architecture, while introducing a subtle touch of modern flair. Built in 1936 as a summer house by one of Denver's first mayors, the Ranch House inspired the direction of the entire property renovation. A commitment to authenticity and the heritage of the property were imperative to the redesign.
The Lodge
The 5,500 square foot Lodge underwent the most significant transformation in the renovation and is the heart of the ranch. At its center is a presentation kitchen with a live-fire grill, where refined ingredient-driven dishes are prepared in full view of the guests. An expansive picture window frames the surreal views of the meadow and 12,000-foot Twin Cone Peaks in the distance, creating a dramatic backdrop at every meal. Inside, guests can linger in the dining room, sip cocktails in the riverfront bar, or post up in the reception lounge. The lower level provides space for movie nights and dancing. Multiple outdoor lounging areas and a large firepit provide places to relax near the river that runs through the property and take in the views.
Design Leadership
Owner Jasen Mark: "We are thrilled to see our vision for Tumbling River Ranch come to life. It has truly been a labor of love for us, our Colorado-based design and construction team, and our amazing operations team. We have taken every measure to ensure that the history of this beloved and magical place has been honored in the renovation while, at the same time, modernizing it for today's traveler. One of our guiding principles was to renovate the ranch without making it obvious that we did."
Resort Design Architects (Andre Pierce, co-founder): "The desire to honor the historic and private nature of the ranch informed our design decisions. The ranch has a wonderful topography, covered with groves of aspen that create defined transitions. These offer privacy for the cabins, intimate gathering areas and surprising vistas, all without leaving the ranch. In our work, we recognized that this is a very special landscape that naturally elevated everything we did. We didn't want to upstage this beauty."
Carma House of Design (Nicole White): "I grew up in Colorado—going to ropings with my dad and always seeing beauty in the Western world—and that shaped my approach to the design of the ranch. Embracing all the rugged imperfections and pairing them with the right lighting or tile or wallpaper makes this legendary property the epitome of Western luxury. It's still unmistakably historic but elevated into a perfect blend of vintage and modern in the most pristine location." White's residential design background gave the project a personal touch and each space feels custom-made for intimate connection. Carma House embraced the ranch's soul with personally designed one-of-a-kind furniture lighting, and textile patterns, to handpicked vintage pieces, zellige tile, and custom cabinetry. From ethical materials to a "leave no trace" mindset, sustainability runs throughout the design.
All-Inclusive Experiences
Seasonal experiences showcase the changing landscape and provide the perfect respite to gather with family and friends or groups year-round. The all-inclusive immersive experience includes personalized coffee service each morning, chef-prepared breakfast, lunch and dinner, and beverages. A curated selection of ranch activities include archery, crafts, hiking, mountain biking, the wellness area, ice skating, snow shoeing and cross-country skiing. The Guest Service team can also arrange horseback riding, white water rafting, rock climbing, fly-fishing, shooting and downhill skiing at nearby Breckenridge. Additional charges apply.
Wellness Area
A short walk along a tree covered path from the lodge leads to a private wellness area naturally built along the river. Here guests will find an outdoor treatment area for couple's massage, built-in fire pit, four wooden hot tubs, and a sauna and a river cold plunge.

Tumbling River Ranch sits at nearly 9,200 feet in the 1 million-acre Pike National Forest and Mount Evans Wilderness Area. Surrounded by forest, meadows and high-country streams, it affords guests a wealth of outdoor activities to choose from. The ranch itself is nestled into a tranquil valley just south of the Guanella Pass Scenic Byway, which is one of the most popular destinations for world class hiking and horseback riding, and fall foliage tours of the area's breathtaking aspen groves.
Accessibility & Rates
Tumbling River Ranch is in Grant, Colorado, approximately 60 minutes from Denver, 90 minutes from the Denver International Airport, and under 70 minutes from Breckenridge. The ranch is located off Guanella Pass - the U.S. Scenic Byway that connects I-70 in Georgetown, CO to US-285 in Grant, CO.
Starting nightly all-inclusive rates: $840 (winter) and $1180 (summer) - double occupancy with an additional nightly charge of $250 (adults) and $150 (children) per additional guests. Perfect for leisure vacations, small weddings, corporate retreats, family reunions and small groups.
