Rooted in Banyan Tree's founding philosophy, which was first realized over three decades ago, the brand has long been guided by the belief that hospitality should create a meaningful and lasting impact on both people and place. At Banyan Tree Mayakoba, that ethos unfolds within the mangroves and lagoons of the Riviera Maya, where this renewal represents a natural continuation of that story: a considered refinement designed to preserve what guests have always cherished, while shaping what comes next.

Reimagined Accommodations: A New Era of Private Villa Living

At the heart of this transformation is the complete reimagination of Banyan Tree Mayakoba's villa portfolio, designed to meet the expectations of today's traveler — one who seeks more than conventional luxury, and instead values seclusion, personalization, and immersive connection to nature. Reimagined and rebranded, these room categories include the Bliss Pool Villas, Serenity Pool and Serenity Two-Bedroom Pool Villas, Wellbeing Sanctuary Pool Villas, Harmony Two-Bedroom Lagoon Pool Villas, and the Harmony Three-Bedroom Beachfront Pool Villas.

Designed in collaboration with Room 1804, the villas embody an intentional Asia-Maya design fusion, blending Banyan Tree's Asian heritage with the rich cultural and natural identity of Mexico. Inspired by the philosophy of Wabi-Sabi, the interiors embrace natural materials, imperfect beauty, and a quiet sense of harmony, resulting in spaces that feel both grounded and deeply connected to their surroundings. Throughout each villa, a refined material palette — including Parota and Tzalam wood, Crema Maya stone, ceramic elements, natural fibers, and marble — creates warmth and texture, while handcrafted furnishings and lighting sourced from local workshops reinforce a sense of place. Existing dark stone flooring has been intentionally preserved as a conceptual anchor, allowing these natural textures to take precedence, while Talavera ceramic accents introduce a distinctly Mexican artisanal expression. In an effort to dissolve the boundary between indoors and out, the villas also feature expansive windows, open layouts, and seamless transitions into private outdoor terraces. Enhancements to these exterior spaces include upgraded PebbleTec pools, new modular lounge furnishings, and refined architectural elements to further elevate the experience of open-air living. Of the nearly $100 million investment, approximately $45 million was dedicated to the most recent enhancements of the resort's guest accommodations and Family Residences, while earlier phases included the debut and renovation of key guest spaces and experiences across the property.

  • Renovation of Resort Accommodations (2026): The final phase of the property-wide renovation brought a new design scheme for the Bliss Pool Villas, Serenity Pool and Serenity Two-Bedroom Pool Villas, Wellbeing Sanctuary Pool Villas, Harmony Two-Bedroom Lagoon Pool Villas, and the Harmony Three-Bedroom Beachfront Pool Villas, infusing a deeper celebration of nature and inspiring a more authentic way of experiencing the resort and surrounding destination.
  • Debut of Suna (2026): A new speakeasy experience featuring Nikkei gastronomy, where bright Peruvian flavors and thoughtful Japanese cooking techniques meet in surprising creations that intertwine the nuances of both cultures.
  • Renovation of Multi-Bedroom Family Residences (2025): The Two and Three-Bedroom Family Residences were reimagined with multi-generational travel in mind, featuring nature-inspired designs across the multi-bedroom spaces, fully equipped kitchenettes, residential-style living spaces, outdoor pool and lounge areas, and airy terraces.
  • Sands Beach Club Debut & Refurbishment (2021 & 2025): Sands Beach Club made its debut in 2021, introducing new beachfront experiences complete with an infinity pool and seafood-focused restaurant. In 2025, minor refurbishments refreshed the design and atmosphere of the space.
  • Debut of Sur Beach Club (2024): The first adults-only beach club in the Riviera Maya, Sur Beach Club is a relaxed yet lively oceanfront venue inspired by Spanish Chiringuitos, featuring luxurious cabanas and covered lounge areas, a pool touched by the ocean's breeze, and an irresistible food and drink menu.
  • Addition of Lagoon & Sunset Rooftop Pool Villas (2022): Seven spectacular overwater guest accommodations sitting on the lagoon, complete with a rooftop heated infinity pool, open-air relaxation space, outdoor bathtub, open-air rain shower, and breathtaking views.
  • Beachfront Suites (2021): The first phase of the transformation brought 34 new Beachfront Suites providing direct access to the shore, featuring a private swimming pool, outdoor shower, private terrace, and connecting suite capabilities.
