February 2007 Hitwise Monthly Travel Category Report

February 2007 saw the breakout of yet another user-generated travel site, Travelistic.com, which allows users to upload videos of their travels to share with others. The site moved from a Travel category rank of 1,006 in January 2007 to 369 in February 2007. In other news, Kayak continued to make inroads, with its market share of visits within the Travel category increasing 130% when comparing February 2007 to February 2006. Kayak ranked as the 22nd most visited website in the Hitwise Travel category in February 2007, and the 8th most visited Travel Agency website.

UK Chain Hotels Market Review – January 2007

Sales at London hotels continued to soar during the first month of this year, according to figures from TRI Hospitality Consulting’s monthly HotStats survey. Room revenue per available room was up 14.8 per cent to £75.88 as average room rates surged by 12.8 per cent to break through the £100 barrier and hit £104.09. Occupancy was also up, rising 1.3 points to 72.9 per cent.

Death Of Lord Forte Announced | The hospitality industry is mourning the death of Lord Charles Forte, who died in London on 28 February at the age of 98. He began his career by opening a milk bar in London in 1935 and rose to become the head of a business empire that included hotels, restaurants and pubs. In 1970 he merged his company Forte Holdings with Trust Houses to form Trust Houses Forte, which eventually became one of the world’s largest hotel and catering businesses. He retired as chairman in 1992. Our sincere condolences go to his son Sir Rocco Forte, the chairman of Rocco Forte Hotels, his daughter Olga Polizzi, herself a successful designer and hotelier, and their family.

Kew Green Weeds Out Its Courtyards | Watch in May as with one wave of a 20-year licence agreement 11 Courtyard by Marriott hotels in England are transformed before your very eyes into 11 Holiday Inns. The magician is the operator of the properties Kew Green Hotels (KGH), which will be assisted in its performance by the lovely InterContinental Hotels Group (IHG). The properties, most of which will be refurbished, are being rebranded because KGH considers the Holiday Inn brand to be more appropriate. The rebranding act does not though mean that KGH’s relationship with Marriott International is over. KGH has up its sleeve a Courtyard by Marriott hotel at Gatwick Airport. This 218-room property, which is due to open in late 2008, has been so designed that it meets Marriott International's new specifications for the brand in Europe.

January 2007 Hitwise Monthly Travel Category Report

Traffic to the Travel category was up 17.6% in January 2007 from December 2006 as web users shifted their attention from online holiday shopping to planning future getaways. Travel agency Hotwire doubled its market share of visits in January, moving up to a rank of 14 in the Travel category from 24 in December 2006. January’s fast moving sites included Shore Summer Rentals and Garden City Realty, demonstrating just how early in the season families start planning their summer vacations

Trillium's Millions Land 30 Accor Hotels | Accor has agreed a sale and leaseback deal involving 30 of its hotels (5,000 rooms) in the UK. Land Securities Trillium (LST), part of the Land Securities Group, will pay £439 million for the mix of Ibis and Novotel properties, which Accor will operate under 12-year variable leases for a total of 84 years. LST will pay an additional £35 million over four years towards the renovation of the portfolio. Accor intends to use the agreement to create a long-term partnership with Land Securities that will allow the hotel chain to develop further in the UK.

Blackstone's Interhotels | The Blackstone Group, the US private equity firm, has completed the purchase of Deutsche Interhotels, a group that owns 14 hotels (around 4,500 rooms) in cities across Germany including Berlin, Dresden and Leipzig. The properties fly the flags of Accor, Starwood Hotels & Resorts and Rezidor. The Blackstone Group did not disclose the purchase price. However, Aareal Bank, which held a stake of around 33% in Deutsche Interhotels, noted that the transaction price was “in the three-digit million euro range.” Not only does The Blackstone Group buy hotels in the German market but it sells them too. The company has sold the 301-room Hotel Nikko Düsseldorf to Benson Elliot for €114 million.

Moorfield Eyes Then Buys 24 Macdonald Hotels | Macdonald Hotels & Resorts has sold 24 hotels from its UK portfolio, thus realising a plan that the company has had in mind ever since it returned to private ownership in 2003. Macdonald Hotels will continue to manage the properties in the short term; the hotels’ long-term future management will lie in the hands of either Macdonald Hotels or one of two unnamed international hotel companies that will be vying with the Scottish hotelier for the rights. The 24 hotels, which have a total of 2,511 rooms, were purchased by Moorfield Real Estate Fund (MREF) for more than £400 million...

Once more, Parisian hotel markets show signs of their good health with double-digit growth rates. The 2 star category remains slightly behind but still post a satisfying 7.8% increase in RevPAR. JER Partners Takes A Half-Share In Manotel | HVS International has advised JER Partners in its acquisition from Finial Holding of a 50% stake in the hotel chain Manotel. The transaction is due to complete early next year and values Manotel, which has six hotels (610 rooms) in the Swiss city of Geneva, at more than SFr200 million (more than €125 million). Finial, a privately owned investment firm, which retains the other 50% of Manotel, will work with JER Partners on expanding the Manotel chain into other Swiss cities, such as Zürich, Basle and Lucerne. The pair will spend up to SFr175 million (€110 million) over the next three years on the acquisition of hotels having between 50 and 150 rooms.

French Hotel Results | French hotels close 2006 at the top as MKG predicted | MKG reports

Preliminary results from the daily hotel statistics observatory at MKG Consulting for November 2006 establish growth in the revenue per available room at 7.9% across all categories, thanks to occupancy rates that improved by 1.6 points and growth in average daily rates by 5.3%. Such performance is all the more satisfying since results in November 2005 were already excellent despite urban violence throughout France. Moreover, Paris hotels did not benefit from the Batimat show that made a significant contribution to the good results of 2005.

In Paris like in the other French regions, hotel markets have benefitted from an increase in the RevPAR. This is especially true for the Parisian hotels, with growth rates ranging from 7.3% for the 2 star hotels up to 15.5% for the upscale category. Even if the increase in room revenue for the regional hotel markets is less strong, local hoteliers can still proud themselves on a growth rate between 2.1% for the 2 star hotels and 4.7% for the 4 star hotels.
