COVID Impacts Expected to Force Hotel Sales in 2021

HAMA's (Hospitality Asset Managers Association) member survey of the region's hotel Ownership was just completed, and results confirm what many industry watchers have been whispering for months. Eric Levy, MD of Tourism Solutions International viewed the results of this survey and commented "In my 30 years in the region, we have had many crises, this one is different. We will see more forced sales of hotels, some by owners freeing up cash to reduce debt, some pressured by lenders and some perhaps even pushed into foreclosure/receivership by impatient lenders…something that lenders in Asian have largely been allergic to do in the past" The HAMA survey isolated Singapore properties and a second category - all others, mostly regional in two sets of questions.

Hong Kong Site 3 – A Hotel Perspective

As shown in the Planning Department's site plan, Site 3 will enjoy expansive harbour views from its northern section. The Hong Kong Observation Wheel located at piers 9 and 10 is a temporary structure and will not impede the site. One major drawback from a developer's point of view is the building height restriction of 50 meters. Somewhat unusual for Hong Kong, the tender process is conducted in a two-envelope scheme with equal weighting between design proposals and price. A comprehensive list, by Hong Kong standards, of requirements is stipulated in the 33-page planning brief.

Ongoing geopolitical tensions across the Middle East are having a real commercial impact on hospitality, tourism and leisure businesses worldwide. Uncertainty is now shaping how travellers make decisions — where they go, how far ahead they book, and how confident they feel about travel at all.Airspace restrictions and rising operating costs have dampened visitor demand in some regions, while destinations seen as safer alternatives — particularly in Southern Europe, Asia and the Americas — are picking up displaced demand, especially at the luxury and ultra-luxury end of the market, notoriously oblivious of geopolitical tensions.Investors and developers are also treading more carefully.
