Europe Chain Hotels Market Review | September 2007

The Austrian capital experienced the biggest increases in occupancy, rate and revpar in September, according to the latest survey of ten leading European cities by TRI Hospitality Consulting. Combined with the largest reduction in payroll costs too, this caused a massive 67.8 per cent leap in IBFC – an equivalent measure of gross operating profit - to Eu111.54 per available room, compared to the same month in 2006.

JER Partners Buys Morethanhotels (Yes, It Gets Two Sites As Well) | JER Partners has completed its purchase of Morethanhotels. The US private equity firm is reported to have paid around £115 million for a company that owns and operates 11 hotels (1,270 rooms) across England under the Express by Holiday Inn franchise. Morethanhotels also has two sites under development near the NEC in Birmingham that will add around 180 rooms to the portfolio. JER is interested in making further investment in the budget hotel sector in the UK over the next three to five years.

Extract From The Deloitte Asia Pacific Performance Review | Putting Out The Welcome Mat -

Asia is the world’s most inhabited region, with a population of more than 3.5 billion. During 2006, they were joined by 167m international arrivals, making the region the second most favoured destination after Europe. According to the World Tourism Organisation (UNWTO) arrivals were up by a further 9.7% in the first quarter of 2007, compared to a 7.8% rise in the whole of 2006, showing acceleration in demand.

Amplio Gives Thanks For A Hilton-Stuffed Turkey | Those irrepressible sisters Hilton Garden Inn and Hampton by Hilton have romped into another territory novel to them both. Their guardian Hilton Hotels Corporation (HHC) has made a new Turkish friend in Amplio, a real estate investor and developer that will show HHC’s charges the sites in Turkey: the sites where some 15 hotels (2,500 rooms) are to be built over the next five years. The mid-market brand, the economy brand and their host are likely to begin their tour by taking in the extremities of the land: the city of Manisa, in the west, and the eastern city of Diyarbakır. All of the properties will be managed by HHC, which has seven Hiltons and a Conrad in Turkey already.

Buy Jove, Indeed | Manuel Jove Capellán has returned to Fadesa, the real estate company of which he was once the chairman, to buy off it six hotels in Spain and assorted plots of land in the same country for a grand total of €118.4 million. The six properties, which cost companies associated with Capellán a combined total of approximately €31.8 million, are the Hotel Portazgo, As Galeras, the Hotel Balneario de Villalba, the Husa Vallés, the Hotel Front Marítim and a stake of 83.5% in the Barceló Coruña through the purchase of the owning company Hotel Matogrande.

French Hotel Markets August 2007 | Deloitte Reports

Summer 2007 was a 'good vintage' for the French hotelmarket. The month July concluded with an increase in RevPAR which has continued in August. The growth is even more remarkable as it is principallydue to good occupancy levels. This tendency reveals the renewed dynamics of leisure travellers.

Whitbread Slices Up The Tulips | Whitbread has acquired Golden Tulip (UK) and an associated company Pilot Hotels. For its £44 million, Whitbread gets five hotels in the UK and one in the Republic of Ireland (a total of 770 rooms) that operate under either the Tulip Inn or the Golden Tulip brand (the Tulip Inn Manchester, being under separate ownership, is not involved in the deal) and nine sites in the UK that will supply another 1,300 rooms as they come into operation over the next two years. Whitbread is to spend £9 million converting all 15 of the leasehold hotels into Premier Inn properties. As a result, the brand will make its debut in the Republic of Ireland (at Dublin airport), a country that Whitbread wants to explore further. Golden Tulip Hospitality will fill the void by spending an initial £50 million on acquisitions; the company wants to develop 20 Tulip Inns and ten Golden Tulip hotels in the UK over the next five years.

New Support For Four Pillars | RREEF, the real estate arm of Deutsche Bank, is reported to have acquired Four Pillars Hotels for an undisclosed sum. One report puts a figure of £121 million on the deal. Four Pillars’ chief executive Charles Holmes and the company’s founder Brian Murtagh will both retain an interest in the business, forming a joint venture with RREEF to expand the company. RREEF’s first move into the regional UK hotel sector nets it six properties in England in the counties of Oxfordshire and neighbouring Gloucestershire. The hotels occupy either the three-star or the four-star category and have a total of 732 rooms

Proposed Norgani Takeover Could Be As Easy As ABC | The competition to see which company might take over Norgani Hotels was as exciting as any two-horse race can be. Norwegian Property was the first to show, making an offer on 30 August of NKr82.5 (approximately €10.4) for each share in Norgani, which, with more than 70 hotels in the Nordic region, has grown to become the fifth-largest hotel property investor in Europe. Norgani’s stewards did not think much of this offer – Norwegian Property subsequently pulled out of the running – and so were pleased when rival suitor Aberdeen Bid Company (ABC) took up the running with an offer of NKr88.5 (€11.2). ABC is a vehicle for Aberdeen Property Investors, which if it were successful would create from Norgani a fund that would invest in hotels throughout Europe. An additional outcome from a favourable result would be the sale by ABC to Swedish firm Home Properties of six hotels from the Norgani portfolio. One report suggests that these would be five hotels in Finland and one in the Norwegian capital Oslo.

HOSTA 2007 report | Benelux Hotel Results Moving Towards New Records

The results of the Benelux hotels have improved considerably. The HOSTA 2007 report, published by Horwath HTL, shows that the average room rate for a hotel in Amsterdam has achieved a record high last year, and will increase further in the coming years. The rest of the Netherlands also shows increasing average room rates. In Belgium and Luxembourg the rates are not increasing as quickly, but the average occupancy does show a strong increase. The research has been carried out by Horwath HTL among 278 three, four and five star hotels in the Benelux.

Prem Group Goes Cross-Channel Shopping | Prem Group, the Irish hotel management company, has enhanced its portfolio of properties in Belgium and taken its first step into France after acquiring nine hotels in a joint venture (the European Hotel Consortium) with stockbrokers Goodbody. The new arrivals in Belgium include hotels with the Holiday Inn, Express by Holiday Inn and Crowne Plaza brands in the cities of Hasselt, Antwerp, Ghent, Mechelen and Ostend. The solitary French property is the Holiday Inn Calais. HVS Hodges Ward Elliott acted for the seller of the portfolio.

Macau's great gamble | Deloitte Report

Across the Far East casinos are coming in from the cold as gaming becomes a truly global mainstream leisure activity. Singapore has lifted its decades-old ban, South Korea’s casino industry is expanding rapidly and both Taiwan and Japan are considering legalisation. Macau is the glittering jewel in Asia’s gaming crown. The Chinese owned peninsula has now overtaken the Las Vegas Strip to become the world’s largest gaming market with revenues of US$7 billion, and is expected to be worth up to US$13 billion by 2010.

Barceló Bounds Into Britain | Dawnay Shore Hotels (DSH) has broken from the huddle it went into back in November to announce that the result of its strategic review is an invitation to Spanish firm Barceló Corporación Empresarial to enter the UK and take over the leasing and management of the Paramount Hotels portfolio. The deal on the 20 properties will allow DSH to expand its portfolio; in effect, DSH becomes a pure hotel investment company. Barceló, which has more than 130 hotels worldwide, will take an initial 35-year lease on the properties.

Mirax Group Enters Turkey Through The Sungate | Mirax Group has completed its purchase of the Sungate Port Royal Hotel. The Russian conglomerate paid Turkish firm Cengiz Group US$340 million for the 1,095-room complex, which covers 25 hectares of the shoreline in the port of Antalya in southwestern Turkey. Renovation work will begin next month. Mirax intends its new acquisition to be the first link in a chain of luxury hotels that the company wants to establish in Europe and North Africa. Greece, Montenegro and Tunisia are the early candidates to take the properties.
