Starwood Hotels & Resorts To Sell Iconic Scottish Golf Resort | Starwood Hotels & Resorts is to sell the Westin Turnberry Resort, on the coast of Ayrshire in southwest Scotland, to Leisurecorp, a subsidiary of Dubai World, for £55 million. The two companies have signed a letter of intent and the sale is expected to be completed by 31 October 2008. Starwood will still operate the resort under a 30-year-plus management contract. The resort’s 219-room hotel is due to close later this year to undergo a full refurbishment which is expected to cost between £20 and £30 million. The hotel will then reopen in time for the 2009 Open Championship under Starwood’s Luxury Collection brand.

IHG To Have Its First Hotel In Syria | The InterContinental Damascus is to be InterContinental Hotels Group’s (IHG) first hotel in Syria. The 370-room hotel, which will be part of a mixed-use development in the Syrian capital Damascus, should be ready in 2010. The development is in the hands of MAK Hotel Holdings, which is part of the Kuwaiti firm MA Kharafi Group.

Fairmont Has The Time… | The Makkah Clock Royal Tower, A Fairmont Hotel is to be the name on one of the world’s tallest towers when the hotel opens this autumn. Fairmont Hotels & Resorts’ first hotel in Saudi Arabia will commit its 1,005 guest rooms to a tower 76 storeys (577 metres) high. The tower is one of seven being built by Saudi Binladin Company at the Abraj Al Bait complex in the city of Mecca (Makkah). Guests who forget to set their bedside alarm need not fear oversleeping; one of the other towers will house The Makkah Clock. Imagine how big the bell might be in a clock tower more than five times the size of Big Ben.

Travelodge Adds Six New Hotels To Its UK Portfolio | UK hotel company Travelodge, which is owned by the Middle Eastern investment company Dubai International Capital, has announced that it has bought six hotels from the Menzies Group. The hotels in Edinburgh, Bath, Newcastle, Coventry, Oldham and Stevenage were previously leased to Menzies Hotels by Robert Tchenguiz’s London-based private investment company R20. Travelodge has secured the leasehold of the hotels for £85 million, adding 719 rooms to its portfolio of more than 20,000 rooms. Travelodge plans to invest £14 million in converting the hotels and they are all expected to be operating under the Travelodge brand within the next 12 months. Travelodge currently operates 330 hotels in the UK, Ireland and Spain. These latest acquisitions are part of the company’s expansion plans to increase its portfolio to 35,000 rooms by 2010.

A Waldorf-Astoria Hotel for Jerusalem | Hilton Hotels Corporation has signed a management agreement with IPC Jerusalem to bring the city of Jerusalem, in Israel, a Waldorf-Astoria hotel. IPC Jerusalem is reportedly investing US$100 million in renovating the 220-room Palace Hotel. It is anticipated that the historic building, which was built in the 1920s, will open in 2010 as the Palace Jerusalem – The Waldorf-Astoria Collection. There are currently only five Waldorf-Astoria branded hotels in the world; this spring Italy will gain number six and Europe’s first when the Rome Cavalieri opens under the Waldorf-Astoria brand.

Obonjan Island to Have Its Own "Riviera" | Orco Property Group (Orco), a Luxembourg-based developer, has signed an agreement with the City of Sibenik, Croatia, to create the 65,000 m² “Obonjan Riviera” mixed-use tourism project on the 54-hectare island of Obonjan in the Adriatic Sea, five miles from Sibenik on the Dalmatian coast. Through its subsidiary Sunčani Hvar Hotels, Orco is to invest €100 million into the project, which will include hotels and a marina, and it will manage the facilities under a 50-year concession deal with the City of Sibenik. Obonjan Island is the only uninhabited island in Croatia which is completely zoned for tourist developments. Construction is scheduled to start at the beginning of 2010 and phase one of Obonjan Rivieria is expected to open in 2012.

Scandic's Second Hotel in Sweden | As of 1 May 2008, the Park Inn Stora Hotel in Nyköping, a Swedish city on the Baltic coast south of Stockholm, will be operated by Scandic and renamed the Scandic Nyköping City. Located in the centre of Nyköping, the 98-room hotel is currently being refurbished at a cost of approximately SKr25 million (€2.6 million). This will be hotel number two in Sweden for Scandic’s new franchise initiative: the 126-room Scandic Östersund City opened on 1 April 2008.

MKG Hotel Groups World Ranking 2008 | IHG towards 600 000 rooms capacity | MKG Reports

The world first 10th group ranking has not changed in 2007. However, the past year, has given to the major groups the occasion to settle their positions on the world scene. With an increasing park of 5.2%, IHG stays on top and reinforces its position by extending the lead on Wyndham Worldwide (+1.4%), despite a sustained growth of its offer with such brands as Days Inn, Super 8 and Ramada. The British group can count on growing markets for its Express by Holiday Inn brand, for the economic segment, and Crowne Plaza for the upper-scale venues in order to quench its thirst. All lights are green for IHG which expects to collect the fruits of its historical brand Holiday Inn revival announced by the end of the year 2007.

Luxury Mint | Minor International (MINT) and Kempinski Hotels are forming a joint venture that will look into strategic development opportunities in Europe and Asia. MINT is the leading hotel operator in Thailand (16 hotels under brands including Anantara, Marriott and Four Seasons) and one of the largest spa operators in the Asia Pacific region. So, MINT should surely know how to rub Kempinski up the right way. It will look for locations in Asia and Kempinski will reciprocate by focusing in particular on the Mediterranean region and sites suitable for the Anantara brand.

The Prognosis For Occupancy And Average Rate In A Slowing Economy

Occupancy is influenced by two factors: supply and demand. Of these two, supply has historically been the more influential, by far. Since 1978, a majority of the decreases in the average occupancy have occurred when the rate of supply growth has outpaced the rate of demand growth. Data compiled by Smith Travel Research and HVS indicates that, on a national basis, occupancy has decreased in 16 of the past 30 years. In only six of these years did demand actually decline. In the other 10 years, the decrease in occupancy was caused by a supply growth that was in excess of demand growth.

PKF-HR Revises 2008 Lodging Industry Outlook in New Report

The March 2008 Hotel HorizonsSM forecast of PKF Hospitality Research (PKF-HR) projects U.S. hotel RevPAR to increase just 3.0 percent in 2008. This pace of RevPAR growth is below the long-term average, as well as lower than the 4.5 percent estimate forecast by PKF-HR back in the fourth quarter of 2007. The downward adjustment to the RevPAR forecast was based on revised projections by Moody’s Economy.com, PKF-HR’s primary economic forecasting agency, who are calling for a U.S. recession this year.

Dim All The Lights | U.S. Hoteliers Control Utility Costs | by Robert Mandelbaum and Aaron Walls | PKF

PKF Hospitality Research (PKF-HR) estimates that U.S. hotel revenues will increase an estimated 5.8 percent in 2007, and grow another 5.3 percent in 2008. Both projections exceed the long-term average annual growth rate of 4.5 percent. Further, revenue growth will be heavily weighted toward growth in room rates relative to occupancy.
