Tucson’s Evolving Hotel Supply

Tucson’s hotel supply and investment interest have evolved in the past few years. From the addition of boutique hotels in the downtown area to new extended-stay options near hospitals and office parks, the city is experiencing one of its most dynamic hotel development cycles in decades. Over the past several years, many economy and midscale hotels have been converted to other uses, including multi-family and affordable housing, as well as shelters and transitional housing; this trend has been prevalent in several major markets, including nearby Phoenix. On the other hand, high-end hotels have been either built new or converted from other uses.

Dallas Leads U.S. Hotel Construction at Q2 with Record High Pipeline; LE Debuts 2027 New Hotel Openings Forecast

According to the recent Q2 2025 U.S. Hotel Construction Pipeline Trend Report from Lodging Econometrics (LE), at the close of the quarter, the five markets with the largest hotel construction pipelines are led by Dallas with 199 projects and a new record-high 24,497 rooms. Atlanta follows with 165 projects/19,027 rooms, then Nashville with 128 projects/17,025 rooms, Austin with new record-high project and rooms totals of 125 projects/14,598 rooms. Phoenix follows with 123 projects/16,228 rooms. All of these markets show year-over-year (YOY) growth at Q2 with the most substantial being Austin with a 10% YOY increase by projects and a 7% increase by rooms.
